On the market for 2 years: A great Savannah Waterfront Townhome misunderstood

The only reason I can think of is that there was a disagreement between owners and management but that has be settled, or least it's my understanding it's settled. But what a deal gone untaken! It will be a long time before you can buy into a location like this at this price, especially such a well built and well layed-out townhome with river access on Wilmington Island.
I encourage anyone interested to do due diligence, talk with management and association workers to determine if the disagreement has been settled. If I'm correct and it has been, then this is a great deal. You don't find deepwater properties like this that have been on the market for so long. All the units had the same problem and none of them sold -- some took their units off the market. But, I advise looking into it -- just a tip to a savvy buyer from an agent that would like to see someone buy this property -- even if I didn't make a cent -- it just doesn't make any sense that this townhome hasn't been bought.
It's a crazy and frightened market we are in, but common sense will prevail, one day.
700 Wilmington Island: The Comfort Room

This is where the owners spend a lot of their evening time, in the upstairs living room that has a kitchenette, a wet bar and large screen TV. It looks out to the large patio that overlooks the river. Having a room like this right off the master bedroom is a convenience late at night -- you don't have walk up stairs because everything you need for the evening is upstairs. It's perfect for privacy and comfort.

6. 20 acres of oaks and beatiful landscaping
7. Pool overlooking the river
8. Maintenance of all buildings
9. Did I mention the view?

Sunday, March 9, 2008 at 10:07AM Here are some photos courtesy of the Wilmington Plantation Association. The surrounding area is beautiful -- lots of huge oak trees, and very good landscaping. The grounds are spacious and are amenable to walking - a very scenic walk, I might add.


It's difficult to find a more peaceful location in Savannah, Ga. I belong to a real estate group online and we sometimes joke about our descriptions of properties that we include in advertising. I wrote this, partly as a joke, but party serious:
When morning light first paints its sheen of gold on the night-cooled surface of the river, a witness might beg God to suspend the laws of the universe to hold this one transforming moment for eternity.

Wilmington Plantation: The Rat Pack's Hang Out

Right next to the townhomes, built in 2002, is what used to be the old Sheraton Hotel, now converted into condos. This hotel was once the best hotel in Savannah and was visited by Dean Martin, Frank Sinatra and othe members of the Rat Pack as they were on their way to Miami.
The hotel was unused for years as Savannah development grew and all the hotels downtown began drawing visitors. Now it's been restored and is a very unique condo complex with incredible views from the upper floors. The townhomes were built next to it for those who need more space and a garage and the other benefits of a townhome vs a condo, like more privacy and ease of entry.
There are plans to build a new dock which will offer private slips. Right now there is an old dock that's used by some on an availability of space basis. This will be a boaters paradise when all is complete. The Wilmington River is a large beautiful river and some of he best water views in Savannah are along this river. Not too far from Wilmington Plantation is the Wilmington Island Yacht Club.
