    Ardsley Park Home Sales: How are they holding up?

        Taking information from our MLS database I looked at Ardsley Park home sales going back to 2005, using the first 7 months of each year as the comparison.

    This year in Ardsley Park 38 homes have sold with an average sales price per square feet of $149.26 and an average sales price of $289,258. Days on market averaged 127 and the sales price to list price was 96%.

    In 2007 48 homes sold with an average of $151.37 sales price per sq ft, an average sales price of $304,158, average 88 days on market and 96% of sales price to list price.

    In 2006 48 homes were sold with an average of $144.96 sales price per sq ft, and avergae sales price of $270,648, average 79 days on market, and 96% sales price to list price.

    In 2005 53 homes sold with an average of $131.92 sales price per sq ft, average sales price of $285,193, 92 days on market, 95% sales price to list price.


    The price per sq ft has fallen this year slightly and about 25% less homes were sold, but the price per sq ft is still significantly higher than in 2005. The days on market have increased, but the percentage of sales price to list price has remained stable.

    What this shows me is that prices have flattened out this year but haven't fallen like prices around the country. The question is whether prices will remain flat, fall or rise next year. I suspect they will slightly rise in 2009 and rise higher in 2010, but this is a guess based on Ardsley's central location and historical popularity. It's not a large area, but it has ususally been an area where homes hold their value in down times and rise in good times.
