Savannah Ga Real Estate Series: Country Living
Monday, April 14, 2008 at 04:40PM Although Savannah is an eclectic and beautiful city rich with a combination of historical and modern, it's a relatively small city. Right outside Savannah in Effingham County, anywhere from 20 to 45 minutes away, is a lot of undeveloped land -- although there is development going on all the time.
You will find many homes on acreage and you will find acreage for sale to build on. All throughout Effingham County you will find beautiful large homes on large lots next to mobile homes on large lots. A lot of buyers bought acreage and put a mobile home on the land in hopes of one day building a home. Some built homes and some still have the mobile home. While it's more difficult to find 2-5 acre lots for sale, you can buy 2-5 acres with a mobile home thrown in, to either live in while building, rent out or sale.
Most land owners don't want to sell small chunks of land anymore; however you can buy 20+ acres. There are still some smaller lots available, but for the most part landowners want to sell large chunks of land.
If you like country living and privacy, then Effingham County is a good choice with several options -- buy a home already on acreage, buy a mobile home on acreage or buy a larger piece of land and perhaps sell off what you don't need. If you can get acreage close to the city of Rincon you'll still have the convenience of shopping and services, and, like I said, you'll be only thirty minutes from Savannah.
For horse lovers, living in Effingham is about the only option, because Savannah (Chatham County) is severely restrictive regarding horses. One thing you need to careful about is choosing the right land and making sure you don't buy lowland because it's cheap only to find out you can't use most of it because it holds water, or you are restricted what and where you can build because of wetland restrictions.
You also want to choose land with plenty of hardwood on it -- sometimes you can sell the timber off really large lots and pay yourself back for the cost of the property. But if you like the natural surrounding, hardwoods are pretty.
If requires a lot of search and investigation to find the right piece of land, but it can be made into a special property with a little bit of work -- you also have to keep in mind it requires maintenance to have land, so understand what you're getting into -- especially if you plan to have a barn, stable and horses.
