Big Lots in Savannah Ga

If you like space then you need to know a few things about Savannah Ga real estate. Most new construction, low end, mid-range and even a lot of high-end properties, offer small lots. That is especially true anywhere close to downtown Savannah, because land is at a premium due to the fact we have the ocean to the east and a great deal of wetlands/marsh to the south. You can go out to Effingham County which is about 40 minutes west of Savannah and find larger lots, but for the most part new construction is on small lots.
I have had clients who fell in love with a new house only to discover later that they disliked the small lots and the feeling of being cramped next to their neighbor. For some people this is not a problem and a small lot means less yard maintenance, but for others it's a problem. We have nice weather in Savannah Ga and many people want to get out and enjoy the weather, and when you go out in the back yard and it is only a few steps to the fence, it makes it difficult to enjoy space and weather on your property.
What are the solutions? You can search for 3 to 5 acres to build on, but it is getting more difficult to find landowners willing to break off 3 to 5 acre lots -- if they have land they want to sell, they want to sell to developers who find the land attractive for subdivisions.
If you have plenty of money you can find properties with large lots, but they are scarce for new construction -- if you have plenty of money though, you could buy lots of land whereever it is available.
But for the average buyer who wants a half acre or an acre or two acres, buying older properties might be your best bet. If you can find a resale that has been renovated and modernized, this is a good option, or, if you are handy, you can find a fixer upper that is on a large lot -- however, this can be expensive if you underestimate the amount of work that needs to be done.
So, basically, you have the choices of a long drive from Effingham County (or not so long if you work close, like at GulfStream), try to find acreage to build on (you can find mobile homes that can be removed on large lots that might be an option, but most of those are in Effingham county, quite a distance from the major town of Rincon), spend a lot of money in an area that has huge homes on good-sized lots, or buy a resale that was built when lots were much larger.
Going the resale route with an older home is probably the best route for most people looking for space outside their home. Yard enjoyment is important in Savannah -- build a pool, plant a garden, barbeque pits and entertainment patios, all this adds to the value and enjoyment of a home, if you like that sort of stuff.
