Savannah Ga Deepwater Homes and Lots

Some of the most valuable properties to build on in Savannah, Ga. are deepwater river lots. The problem is that most locations that can be developed have been developed. Right now, according to local Multi-List Service database, there are 9 such lots available on the market, starting at $850,000 and going up to $2,400,000.
Like the old saying goes about land in general – they aren’t making any more of it.
Further south around Richmond Hill and Midway you can find more deepwater options but you are talking about 45 minutes to an hour and a half commute time if you want to get to Savannah. For those who want to live on deepwater the options are limited, and costly, close to Savannah.
The number of built homes on deepwater/river lots is presently 34 actively on the market.
These properties range from small lots with older, small houses to large new homes that run up in price to the millions.
Right now prices are somewhat suppressed, but this want last long. This may be the best time for many years to come to buy a deepwater property. The laws of supply and demand suggest there will be pressure for these properties to rise in value.
If a buyer is waiting for prices to drop, with the limited number of properties on the market, I’m afraid this is a risky strategy and by the time the market picks up again prices will be on the rise again. If you are looking for vacant deepwater lots to build on, I am afraid now is the time, or never.
The option in the near future might be to buy a lot with an existing smaller home that can be torn down, but all this can be expensive, too.
