Statistics for Midtown Savannah Homes
Sunday, October 28, 2007 at 07:47PM Following up on my last post I looked at the numbers related to homes sold in midtown Savannah with an asking price of $300,000 and above going back for the last three years.
The best way to measure appreciation for these homes is by the average sales price per square feet. The homes sold from 10/28/04 to 10/28/05 there were 68 homes sold averaging $142.00 a square foot.
From 10/28/05 to 10/28/06 there were 87 homes sold averaging $150.00 a square foot.
From 10/28/06 to 10/28/07 there were 91 homes sold averaging $154.00 a square foot.
The percentage of sales price to asking price was 94%, 94% and 95%, respectively.
The number of days on market were 77, 118 and 113, respectively.
What this shows is that in area 2, midtown Savannah, homes are still appreciating even in the $300,000 and above category.
I have been so surprised with the numbers I have found doing research of different areas in Savannah I am going to create a new page on this website that measures home sales statistics from month to month as compared to the previous year. It should be helpful in spotting market trends.
